This property is conveniently located on Thanon Kwang, the original road connecting Chaofa East and West Roads, a few kilometers south of Central Festival and Phuket City - both of which are easily accessible in a few minutes. At the east end of the road is a new Siam Commercial Bank branch, while at the west end is a row of shop houses one of which is home to The Swiss Restaurant. Half-way down Thanon Kwang, on the south side, is a Home Mart and a single entrance road leading to two housing developments: Jomthong Thani and, the more recent, Ban Maneekram. As you turn in to the entrance to the village(s), there is a row of four shophouses on the right - three yellow and one white. Ours is the last one on the right, the white one. Building: The building itself is 12 meters deep and 4.5 meters wide, and was competed in the fall of 2005, and has a chanote.
Ground Floor:
The ground floor has a restaurant/bar area, a large kitchen area, a bathroom, and three 2 x 1 meter windows. We have added a nice front patio and back kitchen which add on to the 12 meters in depth, and are each 5.5 meters wide.
Level Two: Level 2 we extended to 6 meters deep (from 4) and is 4.5 meters wide and we added a large, luxurious bathroom. This level has a bedroom/office (3 x 4.5 meters) plus a closet area, and one 2 x 1 meter side window.
Level Three: Level 3 has two bedrooms. One is 5 x 4.5 meters with a closet area, a 2 x 1 meter side window, two front patio doors (to small patio) and windows to the sides of the doors, ie, lots of light. BACKGROUND
My wife and I wanted to buy a shophouse/restaurant, but we wanted it to have many modern, upgraded features and facilities. So we found a unit under construction in a perfect, convenient location at the entrance to Jomthong Thani Estate/Ban Maneekram and worked with the builder during construction to make it a first-rate property. The building was completed in October of 2005. Unfortunately, we were unable to purchase the property we built - and had invested over 500,000 baht worth of additions and upgrades in. We love it here and would like to stay so we have two options for a potential buyer: 1.) Buy the shophouse as an investment, and we will sign a two-year lease at 15,000 baht/month and remain here, 2.) Buy the shophouse and you can run it as a restaurant/bar or simply live here with its numerous features and amentities. This unit is an end unit, with views, multiple side-parking spaces, etc. not available to the inside units. The base price for the inside units is 2.5 million baht ) while the end units are sold at base price 2.6 million baht. This is the only one available. We have put in over 500,000 baht of improvements and upgrades bringing the total selling price to 3.1 million baht. As you can see from the pictures, the property is set-up to be a restaurant. We have six tables and twenty four chairs, a large double-door glass front restaurant refrigerator, tons of chinaware, silverware, glasses of all kinds, a nice bar area, and a built-in stereo/home-theater system with 29" TV - all included in the selling price. The villages inside the subdivision have over 325 homes with many more being built, with the shophouse located at the only entry/exit point to them. Also, the Home Mart across the street has many staff. There is great potential for a successful restaurant/bar here.
